Adventum Group connected Sky Tower Wrocław to Rhino, bringing energy, water, heating, and cooling across 50+ floors and 170,000 m² of shopping, offices, and residential space into a single platform. Sky Tower is one of Poland's most complex mixed-use buildings. With retail, offices, and residential spaces sharing infrastructure across 50+ floors, managing utility consumption without a unified data system had become unsustainable.
Fragmented meter infrastructure
The building's metering estate had grown organically over time, leaving a mix of legacy and newer devices without a common data layer. Replacing and legalizing meters across all floors was a precondition for any meaningful monitoring programme.
Scattered consumption data
BMS, HVAC, and metering systems each held different parts of the picture. There was no single source of truth for utility consumption, making cost allocation, benchmarking, and anomaly detection all but impossible at the portfolio level.
Three tenancy types, one building
Allocating utility costs fairly across a shopping mall, office tenants, and residential occupants required a level of granularity that manual or estimated approaches simply could not deliver. Disputes and inefficiencies were baked into the process.

Submeter data now drives fair, transparent cost allocation across Sky Tower's retail, office, and residential occupants. Every tenant receives a data-backed statement rather than an estimate, eliminating the disputes and reconciliation work that had previously consumed management time each billing cycle.
Energy and HVAC monitoring for efficiency
Rhino reads both utility meters and HVAC control parameters in a single view. The facilities team can now track how energy and heating performance evolve floor by floor, set consumption baselines, and catch deviations before they translate into cost overruns or equipment failures.
Facility management tools for the operations team
The Rhino platform gives Sky Tower's FM team the tools to manage the building's technical infrastructure proactively. Alarms, threshold monitoring, and consumption trending replace manual inspection rounds, freeing the team to act on data rather than collect it.
